We feel like we have some of the best team members in the apartment industry. Here are a few leasing tips they wanted to share.
Jessica E. – Listening closely to their wants, needs and what’s important to them relating to it. Be yourself and don’t act too much… People want to trust you and not feel like they’re talking to a used car salesman.
Mary A. – Our leasing tip….”They enjoy being introduced to the office staff and Manager on their tour” and their names used often, The comradery that’s established on the tour definitely leads to closing.
Clarke A. – Salamanca’s best leasing tip is urgency. Pricing units and giving a deadline. Bring back your app within 24 hours – and we will waive your app fee. Availability is limited and we can hold the unit today…etc. A sense of urgency works.
Yasmin K. – The best leasing tip I have is knowing your prospects needs. Being able to relate to your prospects is key. They are all different looking for different features. We always point out those key features they are looking for that we have.
Kathy S. – In a nutshell, throughout the interaction I usually begin and end by appealing to the human’s innate desire to be taken care of and the benefits to them that being cared for here at Bay Club offers… I Personalize the interaction.
I always make sure I call them by name several times and should I see one of our Resident’s while on our tour I greet them by name and a short quip or question to demonstrate the personal touch and to show the prospect how connected we are here. I personalize the experience through non threatening “getting to know you questions” and circle through the benefits that we offer that touches upon their conversational hints and needs.
I talk about our on-site Maintenance Staff here 24/7 to manage all their maintenance and emergency needs, our Office Staff and Clubhouse Amenities such as enjoying a coffee bar beverage, snack, cool water while utilizing our wireless internet service or catching up on Sports or News on the big screen TV in the comfort of the quiet cool AC while looking out over the fresh cool pool. Our in unit washers and dryers appeal to just about everyone! I also tout the Valet Trash (who likes taking out the trash….um… NO ONE) they like that a lot too!
All of these features can address a need, which can be converted to a benefit.

Kate P. – Bringing up the Lease Confidence program is able to set us apart from the competition.
Adriana J. - Location, closer to the beaches. (This obviously doesn’t work for everyone.)
